Josiah Trowbridge

Managing Partner

Josiah is a seasoned real estate investor with a remarkable track record of success. Since launching his real estate career in 2014, he has executed over 200 transactions, showcasing his expertise in spotting lucrative investment opportunities and managing intricate deals. His extensive experience covers a broad spectrum of real estate, from single-family homes and short-term rentals to multi-family properties and RV parks.

Before fully immersing himself in real estate, Josiah spent 15 years in sales within the critical power and cooling sector. This background sharpened his abilities in relationship building, market analysis, and strategic planning—skills that have been instrumental in his real estate achievements.

Outside of his professional endeavors, Josiah is a devoted family man, happily married with three children. In his leisure time, he enjoys golfing, elk hunting, and embracing his role as an amateur BBQ critic.

Jim Fredenburg

Managing Partner

Jim’s passion for real estate and construction began as a teenager working in the trades and deepened at Colorado State University, where he earned a Bachelor’s Degree in Construction Management. He has successfully managed a wide range of residential and commercial projects for nationwide firms, with values ranging from $5,000 to $43 million.

A proud veteran of the Colorado Air National Guard, Jim retired as a Chief Master Sergeant in 2022 after 21 years of service. He successfully founded and later exited FHG Builders, LLC, a luxury residential general contracting firm. With his strong construction background complementing Dry Ground’s real estate efforts, Jim has transitioned seamlessly into the investment arena. Now overseeing approximately $9 million in assets under management at Dry Ground Investments, he continues to strengthen its position as a premier real estate investment firm.

Jim lives in West Texas with his wife and colleague, V, and their black lab, Sergeant. He also relishes the chance to beat Josiah at golf and enjoys camping, boating, and surfing with V.

V Fredenburg

Chief Operating Officer

V began her career in finance before transitioning to Human Resources, driven by a passion for leveraging people’s strengths. With a Bachelor’s in Management and a Master’s in HR Management, she honed her skills over 17 years in data analysis, strategic planning, and execution across various industries. Her experience reinforced her belief that success relies on thoughtful planning and valuing people as the greatest asset. Before becoming Chief Operating Officer at Dry Ground, V served as Senior Vice President and Chief Human Resources Officer at Colorado’s top credit union, where she developed high-level strategic thinking and planning skills. Her executive leadership continues to drive Dry Ground’s success. Relocating to Lubbock and shifting careers, V faced her biggest HR challenge yet—working with her husband! Managing her husband, Jim, and business partner, Josiah, has brought newfound excitement to her work, and she’s grateful they continue to put up with her. Thankfully, her black lab and silent co-worker, Sergeant, also tolerates her bossiness.
